A very fair question — this is the system we actually use on our 21 projects in Nan, more than 300 km from Chiang Mai.
Not a “drop-in visit” — our site supervisor is on site every working day, managing the crew, checking incoming materials and logging progress
Inspection points are set in advance in the contract — e.g. before pouring footings, before pouring columns and beams, and before closing the ceiling — no pass, no pour
Homeowners receive a progress report with site photos every week — see the real work without driving out yourself
We work with material suppliers and subcontractors in the province, cutting transport costs and getting urgent items to site fast

Yes, and we have the track record to prove it — in Nan, about 310 km from Chiang Mai, we have completed 21 projects. Our approach: a site supervisor on site every day, engineer inspections at key points set in advance, and weekly progress reports with site photos for the homeowner.
There is an extra cost based on actual distance, mainly material transport and team travel. We itemise it separately in the BOQ rather than hiding it in a lump sum. For nearby provinces such as Lamphun or Lampang the extra is usually small; for distant ones such as Nan it is higher. We also work with local subcontractors and suppliers to reduce transport costs.
We are upfront about which provinces we have completed projects in and which we don’t. What doesn’t change is the team, the standards and the site-control system we use in Chiang Mai and Nan. You can always ask to see real projects, request a detailed BOQ and meet the design engineer before you decide.
The base price per square metre is about the same: Economy 13,500–16,000 THB · Standard 15,500–18,000 THB · Premium 18,500–25,000 THB. What differs is material transport by distance and local conditions — for example, Chiang Rai and Phayao need an allowance for earthquake-resistant structural details.
